THE CONVENTIONAL WAY:


  1. FSBO (For Sale By Owner) – A homeowner places a for sale sign in front of their home. Maybe advertises the property, which gets expensive after a while if no one buys the property right away. The homeowner exposes himself and his family to open their home to anyone who knocks on the door claiming they are interested in buying. Not being a professional in the real estate business a homeowner generally has no idea what the home is worth or what steps need to be taken when someone makes an offer. The home could be priced too high, driving potential buyers away or else not high enough, leaving a lot of money on the table.


  1. LIST WITH A REAL ESTATE COMPANY – List the property for at least a six month period at a higher price than expected. Wait for someone to come see the property and hope that they make an offer. The offer is usually a lot less than the seller expected and the back and forth negotiations begin. Buyer and seller may or may not come to terms. If no one comes to see the property and makes an offer after a certain period of time, the seller will have to reduce the asking price and keep reducing until the property sells. Usually at a lot less than the seller originally expected. Buyers will know that the property has been on the market for months and figure that the sellers are desperate.


  1. REAL ESTATE AUCTION – This method is generally used by government and lender representatives to dispose of confiscated or foreclosed properties. Real estate developers who get into trouble sometimes hire professional auctioneers who charge sizable fees to the successful bidders over and above the final sales price. These auctions are called “Outcry Auctions” where potential buyers get together in a room and shout out their bids. They normally attract professional buyers. Ordinary home buyers usually don’t buy at these auctions due to their complicated rules, short inspection periods, fast pace and all cash sale.
